The current project, consists of the review of new house plans and landscaping for 68 detached single-family residences to be built on 68 existing parcels, and 28 multi-family units, consisting of seven four-plex structures to be built on seven existing parcels, within the previously approved “Coral Sea Village 8C” subdivision. The project features four individual single-family floor plans with three unique elevations styles, and four multifamily floor plans with two different elevation styles proposed.

COMMUNITY MEETING
A virtual community meeting was held on April 22, 2026. During this meeting, community members had the opportunity to learn more about the project, ask questions, and provide input.
Background History
- May 2004: The Planning Commission approved Tentative Map #04-0002 establishing 68 parcels for single-family development, four multi-family parcels (mansion towns), and three parcels surrounding three historic structures (two single-family homes and one duplex) within the Coral Sea Village, SC Development Area.
- May 2004: The Architectural Heritage and Landmarks Commission (AHLC) approved Certificate of Appropriateness (COA #04-0009) for the above tentative map, specifically to allow the subdivision of land partially within the Mare Island 2 Historic District and NHL Area D, and the retention and parcellation of three historic structures.
- January 2005: The AHLC approved COA #04-0064 to allow the relocation of the three historic structures from the subject Coral Sea Village 8C South Development Area to a site near their original location within the Coral Sea Village SB North Development Area. This then allowed additional multi-family lots within the subdivision to be developed with the relocation of the historic homes.
- On March 28, 2007, the Planning Division approved PD #06-0003, a Planned Development Unit Plan (Unit Plan) to allow the construction of 68 single-family homes as part of the Mare Island Coral Sea Village BC Residential Subdivision. The Unit Plan also included development of seven fourplexes (mansion townhomes) north of the single-family homes. The staff report and determination for the project was a combined approval with a tentative Map Amendment for the subdivision (TM #05-0015) (TM #04-0002), which amended the original tentative map approved by the Planning Commission in 2004.
- During this time construction of the subdivision halted, and the subdivision was left uncompleted during the market downtown of the recession in 2008. Construction of the subdivision improvements recommenced in 2017 and were completed in 2019.
- In 2016, the tentative map was yet again amended by staff (TM #16-0003). Since that time, a final map has been recorded for the subdivision. In 2018, Planning staff approved PD17-0010 to modify the previously approved Planned Development Unit Plan which amended the architectural design of the previously approved homes.
